Hope sits at the crossroads of BC where Highway 1, Highway 3, and Highway 5 converge at the confluence of the Fraser and Coquihalla Rivers. Surrounded by mountains on every side, this community of 7,000 is the gateway between the Lower Mainland and the BC Interior. The terrain ranges from the flat river valley floor in town to the rocky, mountainous slopes that climb steeply beyond the townsite -- and every hardscaping project needs to account for that range.
Lot sizes here are generous compared to Metro Vancouver, with in-town properties commonly running 7,000 to 15,000 square feet and acreage parcels available outside town limits. Hope is also one of the most permissive municipalities in our coverage area for hardscaping: there are no impervious surface limits, and the zoning bylaw explicitly excludes paving from the definition of a structure. That means driveways, patios, and walkways do not count toward lot coverage -- you have real freedom to build.
Hope's mountain climate brings heavier precipitation, colder winters, and genuine freeze-thaw cycles that test every surface. Rocky soil conditions and proximity to the Fraser River floodplain add another layer of complexity. RV pads, boat storage areas, and long rural driveways are common project types here -- practical hardscaping for people who live the outdoor lifestyle. Local Regulations You Should Know
Retaining Walls -- Exempt from Zoning Height Restrictions
Retaining walls are explicitly exempt from building height restrictions under the zoning bylaw. Walls over 1.2m still require a building permit and P.Eng. design under BC Building Code, but there is no local zoning height cap -- one of the most permissive frameworks in our coverage area.

Fence Heights -- Rural Zones Have No Restrictions
Front yard fences: 1.2m maximum in all zones. Side and rear fences: 2.0m in RS-1 and RS-2 zones, 2.5m in most other non-rural zones. Rural zones (L-1, AG-1, RU-1, CR-1) have no fence height restrictions whatsoever.

Wood-Burning Fire Pits -- Permitted Without a Permit
Hope is one of the few municipalities where wood-burning campfires are allowed without a permit, as long as they meet Category 1 size limits (0.5m x 0.5m maximum). Gas and propane fire features are also permitted. Seasonal bans from the Coastal Fire Centre may apply during dry summers.

No Impervious Surface Limits
Hope has no impervious surface restrictions. The zoning bylaw's definition of 'structure' explicitly excludes paving -- fences, concrete, and asphalt paving are all excluded. This is the most permissive framework for hardscaping in our entire coverage area.
