Harrison Hot Springs is a resort village of around 1,500 permanent residents at the southern tip of Harrison Lake -- the largest lake in the southern Coast Mountains. The village is oriented entirely around the lake and the mineral hot springs that give it its name. Properties here range from compact village lots along Esplanade Avenue to hillside homes climbing steeply above the waterfront, with many serving dual purpose as permanent residences and vacation rentals.

Local Regulations You Should Know
Retaining Walls -- 1.2m Permit Trigger (FVRD Standard)
Retaining walls under 1.2m that are not associated with building protection are exempt from building permits. Walls 1.2m and above require a permit, professional engineering design, sealed plans, and field review reports submitted to the FVRD building official.

Fire Features -- Most Restrictive in Coverage Area
All open burning and wood-burning fire pits are completely prohibited. Gas fire features are permitted but with severe restrictions: maximum 15cm flame height, maximum 20-pound fuel canister, and continuous monitoring required. This effectively rules out most decorative gas fire bowls and tables. Always confirm with Fire Department before specifying.

Tree Protection -- Dual Threshold System
Trees must be BOTH over 30cm in diameter AND over 7.6m tall (25 feet) to be protected. A wide, short tree or a tall, narrow tree may not qualify. A horticulturalist inspection is required before the Village will issue a tree removal permit.

Fences -- Up to 2.4m Without a Building Permit
Fences up to 2.4m (8 feet) are exempt from building permits under the FVRD bylaw. Swimming pool enclosures require a separate permit with specific requirements: minimum 1.1m height, no openings greater than 10cm, and self-closing, self-locking gates.
